Why Beacon exists
Chris and his co-founder Jimmy Mackin built Beacon around two intertwined problems: sellers have no idea what's happening while their home is listed, and agents have a reputation problem because of it. The proof is one search away. Type "my realtor is" into Google and autocomplete finishes the sentence: not selling my house, not working for me, isn't doing her job, not responding. The one-star reviews agents actually get say the same thing. Sellers don't fire agents over marketing. They fire them over communication.
Timing makes it urgent: days on market, price reductions, and withdrawn listings are all up. Agents on the live session reported averages from 18 days under $600K to 78 days over $2 million. The longer a listing sits, the more communication it takes to keep.
The old way vs. the Beacon way
The best agents already send weekly seller reports. The old way meant pulling from the MLS, Zillow, social media, and a task list, running it all through ChatGPT, then laying it out in Canva. Fragmented, error-prone, a fire drill every week. Some teams were spending two full days a week on seller updates. The Beacon way: type one listing address, click create, and a working seller report exists in under ten minutes. After that, updating it takes about 30 seconds a week.
The live build
In the session, Chris types a single listing address and Beacon pulls in the photos, property details, portal views, comps, and the behind-the-scenes work (MLS activation, signage, lockbox, syndication checks) as one report. The difference from portal-stats tools is context: the AI writes a summary that explains what the numbers mean, including a comp summary that tells the seller whether the price is holding up. Some sellers have suggested their own price reductions after reading it.
- Comps you control. Draw the comp area on a map, set the filters (price band, beds, property type, how far back to pull solds), upload a CSV, or type comps in by hand.
- Social media, one click. Beacon connects to Facebook, Instagram, TikTok, and YouTube, finds the posts about the listing (yours and your team's), and adds each post plus its reach to the report.
- Sharing that writes itself. Hit share and the email to the seller is already written. Or copy the link and text it. Every beacon refreshes automatically each week and can be turned into a clean PDF.
The newest features
- Showings Inbox. Beacon gives you a unique email address to drop into your showing software. Every completed showing and every piece of feedback then adds itself to the right report. ShowingTime, Aligned Showings, and BrokerBay are integrated, and anything automated can also be added or edited by hand.
- Beacon Events. Beacon watches the comps around every listing (solds, pendings, price drops) and spikes in your social posts, in one feed you can filter by event type.
- Seller Pulse. Attach a three-click survey to any report: how are you feeling about the sale, what's worrying you, what would help most. Worried sellers light up in a dashboard with trend lines over time, so the call happens before the listing is lost.
- Portfolio. A proof-of-work page built from your own data: closings in the last 12 months and all time, your last 100 transactions on a map, and your listings' performance against their own comps (in the session's demo account: homes sold 10.6% faster with 24% fewer price reductions). The contact button doesn't open a form, it opens an email straight to you. Included with every account.
What's coming next
Announced in the session and shipping soon: listings that add themselves, weekly reports that send themselves, auto-detection of social posts about each home, MLS data for comps, and a Canadian version in beta.
Pricing
Beacon is $99 per month, based on your active listing count when you sign up (tiers at $149, $199, and $249 for bigger inventories), and your price is locked for 12 months no matter how many listings you add. Free 7-day trial, no sales call, no contract, cancel anytime. With 10 listings, Beacon saves about 7 hours a week.
