How often should you update a home seller?
Weekly, in writing, on the same day every week. That is the whole answer. Weekly is frequent enough that the seller never has to ask what is happening, and sustainable enough that you can keep the promise from list date to closing table.
Everything else in seller communication is downstream of getting the cadence right.
What happens at each cadence
- Only when there is news. The default, and the reason sellers churn. No showings this week means no contact, which the seller reads as no effort. The listing goes quiet at exactly the moment the seller gets loud.
- Monthly. Feels professional, fails anyway. Sellers form their judgment of your effort in the first two weeks. A monthly report means your first proof of work arrives after their opinion has hardened.
- Daily. Unsustainable, and it trains the seller to expect a level of contact no agent can maintain past week two. The crash after you slow down feels like abandonment.
- Weekly. The standard. Enough rhythm that the "any news?" call never happens, enough substance that each update has real data, and light enough that you can deliver it on every listing you carry.
Why the "any updates?" call is a system failure, not a seller problem
The anxious seller call is the predictable output of a communication gap. Sellers are living through the largest financial transaction of their lives with no visibility into it.
